General Terms & Conditions
These general conditions are to establish the terms of rental between Casa Cosi S.L., a firm specializing in short-term apartment rental, and the client.
1. Tariffs and Prices
The prices per night are displayed in Euros and include all taxes. The displayed total for the stay includes the price per night and cleaning costs. Water, electricity and gas are included in the price per night.
Additional charges (late arrivals, arrival on a Sunday or public holiday), and any local tourist taxes are not included.
Casa Cosi reserves the right to modify its prices at any time. These modifications will not affect, under any circumstances, confirmed reservations.
To confirm a reservation, the client must make an advance payment corresponding to 20% of the total amount for the stay. The advance payment can be paid by bank transfer, credit card or PayPal.
When Casa Cosi has notified receipt of the advance payment, the client will receipt a confirmation of the reservation by e-mail.
By making a reservation, the user accepts to conclude a rental contract with Casa Cosi and both parties undertake to respect these General Conditions. The user shall thus be considered to be a fully-fledged client.
3. Payment of the stay
The amount remaining to be paid for the stay, any additional charges and the tourist tax, if applicable, must be paid when checking in by debit/credit card or cash.
4. Identity of the clients
The clients must inform Casa Cosi of the total number and identity of the apartment occupants including, if local regulations require this, details such as full name, identity document number, address, date of birth, etc. Only the individuals identified by the client at the time of the reservation shall have the right to use the apartment.
In the case of breach of the aforesaid obligations, Casa Cosi shall require the client to immediately leave the apartment, and under no circumstances shall the latter demand compensation or refund.
5. Check-in – Check-out
Check-ins are at 3p.m. (extra fees will be charged for late check-ins). The check-out must be done before 11a.m.
In Barcelona: an extra fee of 30€ will be applied for check-ins between 9p.m. and midnight and check-ins on Sundays and bank holidays. An extra fee of 50€ will be applied for check-ins after midnight.
In Florence: an extra fee of 30€ will be applied for check-ins between 8p.m. and midnight. An extra fee of 50€ will be applied for check-ins after midnight.
The client must systematically inform Casa Cosi of the planned time of arrival at least 48h before the start of the stay and notify Casa Cosi in the case of any change. Otherwise, Casa Cosi shall not be held liable for delays or any inconvenience that could be caused by the lack of information.
Check-out must be done before 11a.m. Clients must vacate the apartment with all luggage. Clients are bound to inform Casa Cosi of their planned departure time at least one day ahead.
If the apartment is not vacated at 11 a.m. Casa Cosi reserves the right to remove from the apartment any luggage that may still be there and/or claim a penalty from the client. This may vary from 30 to 100% of the price per night depending on the time of departure. It shall be withheld from the amount of the guarantee deposit.
6. Guarantee deposit
A guarantee deposit of 200 Euros must be paid when checking in. This may be paid in cash (Euros) or by debit/credit card.
The amount will be returned in full to the client at check-out, if there is no damage or complaint.
Cleaning costs vary according to the apartment and are included in the total price quoted.
The apartment is cleaned before each arrival and the cleaning will be done when the client checks out. A complete set of clean sheets and towels will be made available to the client according to the number of occupants indicated when the reservation was made.
The cleaning costs cover the general cleaning of the apartment and the household linen, but do not cover the cleaning of kitchen utensils (crockery, glasses, cutlery, pans, etc.). These articles must be left clean. Dustbins must be regularly emptied according to the instructions displayed in each apartment.
If Casa Cosi needs to clean kitchen utensils, or if the apartment is returned in a particularly dirty state, the cleaning costs will be doubled.
The client can ask for an additional payable cleaning service and for a change of household linen during his stay.
8. Reservation modification
Any request to modify the date of the reservation, to extend or to reduce the duration of the stay must be made by e-mail to Casa Cosi to the mail address firstname.lastname@example.org
If the modification request is made at least 3 weeks before the planned arrival and there are vacancies, the change will be made without additional costs at the tariff for the requested dates. If the modification request is made less than 3 weeks before the planned arrival, Casa Cosi reserves the right to refuse the request to modify. If the requested dates are not available and the client decides to cancel the reservation, Casa Cosi shall apply the cancellation policy described in the following paragraph.
9. Cancellation policy
If, for any reason whatsoever, (including force majeure) the client must fully or partially cancel his/her reservation, the following cancellation policy will be applied:
- If the cancellation is made at least 4 weeks before the date of arrival: full refund of the advance
- If the cancellation is made at least one week before the date of arrival: the amount of the advance payment will be transformed into a credit, valid for any other reservation made during a period of 6 months
- If the cancellation is made less than a week before the date of arrival: the advance payment will not be refunded.
Any cancellation, even in the case of force majeure, shall be subject to the cancellation policy described in this paragraph.
10. Modification of conditions by CASA COSI
If, for any reason outside its control, including force majeure, Casa Cosi is forced to modify the conditions of the reservation confirmed to the client, it must immediately inform the client.
In the event that Casa Cosi is not able to provide the apartment initially reserved by the client, Casa Cosi must propose an alternative with similar or better characteristics than the initially reserved apartment and in the same geographic area.
In the event that the alternative apartment is more expensive that the initially reserved apartment, Casa Cosi shall not claim the payment of the difference from the client. On the contrary, if the alternative apartment is less expensive that the apartment initially reserved, Casa Cosi must refund the difference in price to the client.
Should Casa Cosi and the client not come to an agreement on the terms of the modification, the entire amount paid by the client shall be refunded and the latter shall not be able to make any other claim.
Casa Cosi is not liable for the damage that could be caused when the equipment is used or in cases of theft, fire and other criminal activities.
Casa Cosi shall not be held liable in the case of damage to the lift and other problems outside its control (electricity cuts, etc.) In all circumstances, Casa Cosi shall do its utmost to promptly find a solution to any type of incident.
In the event that the client must leave the apartment due to the said problems, Casa Cosi shall find alternative accommodation for the client in another apartment of the same category or shall refund the amount corresponding to the unused days.
In any case, Casa Cosi shall not be held liable for damage and loss suffered by the client in the context of his/her stay in the apartment including in the case of theft or fire. During the client’s stay in the apartments (and outside the apartments!), the latter shall be responsible for all his/her personal objects of value.
12. Clients’ behavior
The client and the persons accompanying him/her undertake to behave in a civic manner and respect neighbors. Parties and loud music are not authorized.
The neighbors have the right to a period of particular peace and quiet Monday to Friday between 10 p.m. and 10 a.m. and on Saturdays and Sundays between midnight and 10 a.m. If these periods of particular peace and quiet are not respected, the neighbors have the right to call the police.
In the event that the client or one of the persons accompanying the latter do not respect these basic standards of behavior in cohabitation, Casa Cosi shall immediately terminate the rental and require the departure of all occupants. In this event, the client shall not claim any refund or compensation.
The clients also undertake to respect the material and equipment placed at their disposal, to take care of the latter and notify Casa Cosi of any damage they note even if this is not caused by them.
The clients also undertake to ensure that the windows are closed and the apartment locked when they are absent, and that the lights and air conditioning are switched off.
13. Personal data
The personal data provided on the reservation form shall be recorded in a file to facilitate the provision of services.
The entity responsible for the file is Casa Cosi SI domiciled at the address Comte Borell 65, 2-3, 08015 Barcelona.
Clients can exercise, free of charge, their rights to access, modify and cancel the data at that address or send an email to email@example.com.
