General Terms & Conditions

Preambule

www.casa-cosi.com is dedicated to the seasonal rental of apartments. The website enables the user to make reservations online through a securit booking engine.

By making a reservation, the user accepts to conclude a rental contract with:

  • Casa Cosi Sl – Barcelona (Spain) for apartments located in Spain and Cuba
  • Casa Cosi Italy Srl – Florence (Italy) for apartments located in Italy

(hereinafter identified and referred as “Casa Cosi”) and both parties undertake to respect these General Terms & Conditions and the House Rules displayed in each apartment. The user shall thus be considered to be a fully-fledged client (guest).

Only the guests accounted in the original booking and at check-in are allowed to stay in the apartment. Any additional overnight person must be approved. 

  1. RESERVATION CONDITIONS

The prices are displayed in euros and include VAT. Unless otherwise specified, the rental price includes electricity, water, gas and internet. The cleaning fee includes towels and bed-linens.

The extra fees, charges and deposit are detailed in the listing.

  1. LEGAL REQUIREMENTS

Upon check-in, all the guests must show ID card required for communication to the local authority of public security. A city tax may be applied to every non-residents overnight stays. The amount and conditions are specified at reservation. 

  1. PAYMENT OF THE STAY

The amount remaining to be paid for the stay, any additional charges and the tourist tax, if applicable, must be paid at arrival.

  1. CHECK-IN CHECK-OUT

The guest must inform Casa Cosi of the planned time of arrival at least 48h before the start of the stay. Casa Cosi shall not be held liable for delays or any inconvenience that could be caused by the lack of information. 

Extra check-in fees can be applied for specific arrival as specified at reservation.

At check-out, guests must vacate the apartment with all luggage. Casa Cosi reserves the right to remove from the apartment any luggage that may still be there after check-out time, and/or claim a penalty from the client that can be withheld from the amount of the guarantee deposit.

  1. GUARANTEE DEPOSIT

A guarantee deposit must be paid at check-in in cash (Euros) or by debit/credit card. The amount will be returned in full, if there is no damage or complaint.

  1. CLEANING

The cleaning costs cover the general cleaning of the apartment and the household linen, but do not cover the cleaning of kitchen utensils (crockery, glasses, cutlery, pans, etc.). These articles must be left clean. Dustbins must be regularly emptied according to the instructions displayed in each apartment.

  1. GUESTS’ BEHAVIOR 

The guests undertake to behave in a civic manner and respect neighbors. They also undertake to respect the material and equipment placed at their disposal, to take care of the latter and notify Casa Cosi of any damage they note. 

  1. NOISE

Guests must keep noise to a minimum as not to disturb the occupants of the neighboring properties – especially during nighttime hours (from 10 pm to 8 am). Guests must notify Casa Cosi of any disputes or complaints from the neighbors as soon as possible.

Excessive noise is prohibited at all times and may result in termination of the vacation rental agreement, eviction, loss of rental paid and extra charges that may be deducted from the Security Deposit.

  1. SECURITY

Any time the guests leave the apartment, it is their responsibility to ensure all windows and doors are closed/locked to maintain security and prevent rain and water damage.

The guests agrees not to reproduce and/or give the keys of the property to third parties, and to take the necessary security measures to prevent access to the property to unauthorized people.

  1. MODIFICATION & CANCELLATION

Any request to modify the date of the stay must be approved by Casa Cosi. If, for any reason (including force majeure) the client must fully or partially cancel the reservation, the cancellation policy will be applied.

If, for any reason outside its control, including force majeure, Casa Cosi is forced to modify the conditions of the reservation, it must immediately inform the guest. Should they not come to an agreement on the terms of the modification, the entire amount shall be refunded to the guest and the latter shall not be able to make any other claim.

  1. LIABILITIES

Casa Cosi is not liable for the damage that could be caused when the equipment is used or in cases of theft, fire and other criminal activities. Casa Cosi shall not be held liable in the case of damage to the lift and other problems outside its control (electricity cuts, etc.) In all circumstances, Casa Cosi shall do its utmost to promptly find a solution to any type of incident. During the stay in the apartments, the guest is responsible for all his/her personal objects of value.

  1. PERSONAL DATA

The personal data provided on the reservation form shall be recorded in a file to facilitate the provision of services. Clients can exercise, free of charge, their rights to access, modify and cancel the data by contacting Casa Cosi at : resa@casa-cosi.com
